Why Annual Maintenance is Essential

To ensure warranty compliance, manufacturers require yearly service for each of your HVAC units (both indoor and outdoor). Many products are eligible for additional limited warranty coverage, as noted on your product’s limited warranty certificate. To receive this added benefit, a state-licensed HVAC contractor must perform preventative maintenance annually, and all other terms on the limited warranty certificate must be followed.

The original homeowner is responsible for:

  • Identifying a licensed contractor to perform annual maintenance.
  • Ensuring the unit is installed with a new indoor coil or air handler that is properly matched by the installer.
  • Having the unit maintained annually by a licensed contractor.
  • Keeping written records of all annual maintenance.

What Our Preventive Maintenance Includes:

Our preventative maintenance aligns with generally accepted industry standards, such as those defined by ACCA. Specifically, our service includes:

  • Checking system functions, safety controls, and adjusting the operating sequence where appropriate.
  • Inspecting electrical components and connections, and repairing, replacing, or tightening as necessary.
  • Inspecting pumps, lubricating them as needed, and checking flow rates where applicable.
  • Cleaning and lubricating motors as required.
  • Examining belts, adjusting, and aligning as required.
  • Inspecting, cleaning, and balancing blowers as required.
